Professional Painting for Coastal Apartment Complex | CPI

June 4, 2025

Before moving into a new apartment complex the first consideration a tenant usually makes is the location. Whether it’s leisure or necessity, location possibilities are many. As a paint service provider, our job is to be the expert at painting facilities in all possible locations which include near ocean water properties.

Near ocean properties generally require a different expertise due to salt water corrosion. The air near salt water is more damaging than the air in the inlands. In fact, 1 liter of ocean water contains 35 grams of salt which when evaporated, effects the surfaces of your facility structure. Exterior sidings on most housing facilities consist of wood, stucco, stone, metal and glass which unfortunately attract salt water corrosion.

A recent project Commercial Painting Inc., had painted was only blocks away from the beach. This particular apartment complex structure consisted of Santa Barbara Stucco and wood which held a coat of faded paint.

With that in mind, our scope of work consisted of multiple elements. We started pressure washing the building and the wooden fence surfacing around, sanding and filling in wooden trim and siding on the second floor unit, checking for damaged stucco surfaces and finally making the decision on the best color. To ensure our client got the best painting experience and value, we partnered with a Dunn-Edwards Corporation paint expert who guided the facility manager in better lasting and attractive color decisions.

As a Commercial Painting Inc., service provider, we strongly believe that attention to every detail is what separates a good job from a great job therefore our team took extreme caution to ensure that all surfaces have been restored, protected and properly coated to withstand the season changes while being so close to the ocean.

It is our practice to do a great paint job at every project regardless of the surroundings. Take a look at this project’s recap video!
