From "Available" to "Move-In Ready": The Interior Transformation of 1870 Embarcadero

May 6, 2026

In the fast-paced Silicon Valley leasing market, speed is a competitive advantage. Prospective tenants aren’t just looking for square footage; they are looking for a turnkey solution where they can plug in and start producing on Day 1.

Our recent interior overhaul of 1870 Embarcadero was designed with one specific goal: eliminating the "renovation gap" for the property manager and providing a pristine, move-in-ready environment for future tenants.

A Comprehensive Canvas Across Two Floors

To achieve a true "move-in ready" status, the finish has to be flawless from the lobby to the back-of-house utility rooms. We executed a top-to-bottom paint program covering every inch of the building’s primary professional spaces:

  • Executive & Private Suites: We prepped and painted 25 individual offices, including four expansive corner suites and a massive 25-foot conference room. Every wall received a three-coat treatment (one primer, two finish) of Sherwin-Williams ProMar 200, ensuring a durable, premium look.

  • The First Impression: The Elevator Lobbies and the main Foyer were revitalized to create a high-impact arrival experience.

  • Full Amenity Refresh: We extended the transformation to the break rooms, restrooms, shower rooms, and corridors, ensuring the building’s high standards remain consistent throughout the entire tenant experience.

Architectural Detail: The "Wow" Factor

A move-in-ready space shouldn't feel generic. To add a layer of sophisticated design, we focused on the 1st Floor ceiling architecture.

By using a two-tone approach—masking and painting the metal beams and decorative elements in a secondary accent color against the Sherwin-Williams Dryfall ceiling—we created an industrial-chic aesthetic. This architectural highlight allows the property manager to showcase a space that feels custom-designed rather than just "standard office."

The Business Case for a Turnkey Interior

By investing in a full-scale professional paint project before the lease is signed, 1870 Embarcadero now offers several key advantages to the market:

  • Zero Lead Time: Tenants can bypass the weeks of "white-boxing" and prep work that usually delay a move-in.

  • Modern Air Quality: By using Zero VOC (Volatile Organic Compounds) finish paint, we ensured the air is as fresh as the walls—a critical health and wellness standard for modern companies.

  • Visual Consistency: From the data room to the corner office, the uniform, high-quality finish communicates a level of property care that builds immediate trust with a prospect.
